Frequently Asked Questions
A professional and excellent real estate agent, acts on the vendors behalf and ought to strive to secure the highest/best price possible. Not everyone has good negotiating abilities, and I believe that is one of my best skills. Vendors have the confidence in me to engage me to negotiate with their “life savings” when I sell their house and this certainly doesn’t sit lightly on me.
this can vary from 2 or 3 days to 2 or 3 months and there are many variables that frequently change. So long as the property is priced accurately and you get people through the property, it should sell in a reasonably short time.
If your property doesn’t sell there is no commission payable, BUT, the marketing fees are non-refundable. This is pretty rare with me. (If I LIST it…I SELL it)
This can vary greatly and includes drone photos, if need be, and large signage. There are also fees to upload the property to the internet property sites. I offer a marketing package that is paid for upon settlement to cover these costs.
You will also need to have a Marketing Contract drawn up by your conveyancer or solicitor.
It is certainly the best way to go in that there is just the one agent who is responsible for the whole sale process and getting buyers through etc. Also, that agent gets to vet all the enquiry and will be aware of where the different buyers are at in terms of affordability and settlement date etc and if they have a house to sell first.
I have sold 2 of my own houses whilst I was working as a Real Estate agent, and each time I engaged the services of another top agent…as I wouldn’t be doing myself justice trying to sell my own home.
Your agent (me) should do all the negotiation with all prospective parties and where possible, get any offers in writing. This process sometimes needs patience and should not be pushed or rushed.
Certainly not. However, it is often a good idea to have periodical open-days – especially in the beginning in that the first “rush or group” of possible buyers can all visit the house at once.
It’s a good idea to keep it as tidy as you can, as it’s especially good to have it as well-presented as possible during the open-home or when visitors are inspecting your home. Presentation is certainly the key and having a clean and tidy home goes a long way to having prospective purchasers “warming” to your home. Every time I list a house, I offer my own free “staging service” so that the home increases in “want factor” by making it easier for visitors to feel an emotional attachment to your home.
Giraffe? maybe not. It’s quite fine to have dogs at home, but preferably confined to their kennel etc. Otherwise, it’s a good time to take doggie for a walk. Dogs can turn off some people and little kids can be afraid of dogs (no matter how friendly they are) and having a “bad experience” with a prospective buyer isn’t going to help with selling your home.
YES definitely, the settlement date is agreed between both parties and will certainly accommodate your needs.
After discussion with yourself, its usually phone, email or text message. I find that weekly emails seem to satisfy most vendors. If for any reason, I need a quick answer or feedback, I will always touch base straight away. Also some people like a report as soon as the open home has finished, and I can provide this. I am always available to receive phone calls from all of my vendors. (and prospective buyers)
YES, I work with professional conveyancers and lawyers for any legal work. You are certainly welcome to use your own contacts too.
I also offer “in house” mortgaging through ATREALTY.
Marketing fees are usually paid at the beginning as well as the fee for the conveyancer to do the marketing contract. Selling commission is payable once the house settles. I am able to offer an upfront marketing package that can be paid for upon settlement.
