HOW LONG DOES IT TAKE TO SELL A HOUSE ?

This does vary and I feel its a bit "like fishing" in that it could sell in the first week, or it might take 2 to 4 months to sell. Whilst the price might be a factor, it will also be subject to the supply and demand at the time. 

I HAVE PETS - ARE THEY A PROBLEM ?

If its a pet elephant or giraffe, then maybe YES. Otherwise cats and dogs aren't too much of a problem. Cats usually look after themselves but can also be caged for the period of the inspection. Doggies can be taken for a walk or removed during the open-home. Kennels or dog-runs may be quite fine. Certainly recommend taking animals out of the house for the duration of the open-home.

HOW DO I GET AN OFFER ?

I always get the buyers offer in writing and signed by them. I present the offer as soon as possible to the vendor and if need be, I return to the buyer to raise their offer. Time is of the essence and its important to "strike while the irons hot" and to this end, my sole focus is getting the buyer and seller to arrive at an agreed sale price. I go into bat for my vendors and believe I am very skilled and experienced as to achieving the highest price possible.

DO I NEED A SIGN ?

YES most definitely. signs let others know that your house is for sale and it often happens that someone in your same street wants to downsize or upsize and hence its very important to let as many people know that you are willing to sell your home. 

ARE AUCTIONS OK ?

Yes most certainly, auctions are an excellent manner in selling property. The other mainstream option is exclusive listing which incorporates the open-homes (usually on a weekend) as well as individual appointments to suit the prospective buyer. 

I am qualified and licensed to conduct auctions and I am happy to visit this option upon listing the property. 

DO YOU DO EXCLUSIVE LISTINGS ?

YES, almost all listings are exclusive and I always work in with buyers agents as well as other agents. As I am aligned to LEVERAGE LISTINGS, the listing is also open to buyers agents all around Australia to find a buyer for your property. LEVERAGE GROUP also have conveyancers and solicitors who are very capable of doing all the legal work, handling deposits and drawing up of the sales contract.

 DO I NEED TO DO ANYTHING ?

YES please....if you could keep the home clean and tidy during the inspections. PRESENTATION is the key to "first impressions" which go a long way to prospective buyers forming a like - or dislike to your home. This also means ensuring the outside yard and garden etc is displayed to its best possible manner which again, makes the property more "likeable" Upon listing the property, I do my VENDORS STAGING REPORT which covers the whole property to ensure that there is no stone left unturned in regards to make the property sell for the best price as well as in a timely fashion.

YES certainly, just relax and enjoy the experience and know that your property sale is in very capable hands....also, keep the home clean and tidy.
